Almost 500 new home addresses were registered in Clare last year.

GeoDirectory’s Residential Building Report for the final quarter of 2023, which has just been published, shows the state of play for prospective renters and buyers in this county.

The latest statistics from the property data analysis firm shows that approximately 498 new home addresses were registered in Clare for the first time last year, which is an annual increase of 15%.

Also at the end of the year, a further 442 domestic units were still under construction in this county.

The report also shows that 88% of Clare’s current housing stock is occupied, 6.4% consists of holiday homes, while the remaining 5.6% is vacant, with this figure marginally above the national vacancy rate of 3.9%.

When it came to affordability for first time buyers here, the median cost of a new home in Clare was €310,000, while the median cost for an existing dwelling was €238,250.

The analysis found that first time buyers could pay 27.5% less to rent a new property at €1,025, than to acquire it by mortgage for over €1,440 per month, while for existing properties, renters could save 5%.

In total there were 1,053 residential property transactions in Clare last year, 62% of these were in Ennis were the average selling price was over €272,000.

149 Transactions took place in Kilrush were the average payment was just over €202,000.

In Shannon there were 100 transactions, where the prevailing price was €207,000

Nationally, the average price of a home outside of Dublin last year was €300,319.
