Developer Lodges Appeal To An Bord Pleanala After Council Refuse ‘Shovel-Ready’ Housing Project In East Clare

An Ennis-based developer is expressing his surprise at Clare County Council’s refusal to grant permission for a ‘shovel-ready’ housing development in East Clare.

Woodhaven Development originally lodged plans in May to develop a 36-unit housing estate on a high-profile site in Tulla.

The original application was lodged to Clare County Council on May 4th and sought permission to develop 29 two storey dwelling houses, 4 two-storey houses with optional additional attic space and 3 single storey dwellings in Tulla.

 

The land in question is a greenfield site, close to Glebe House on Church Road.

Four objections against the development were lodged by local residents over concerns relating to boundary fencing and pedestrian access onto adjacent private lands.

The application was refused by Clare County Council on the grounds that the plans didn’t provide adequate pedestrian connectivity to Tulla town, didn’t cater to the characteristics of the site or conform to the pattern of developments already in the vicinity and would damage the visual amenities in the area.

An Bord Pleanala now have until the end of March to make a decision on the appeal.

Larry Brennan of Woodhaven Developments, who’s also a member of Clare’s Social Development SPC, says work was ready to begin on the site in January.
